Paul Greenbaum is a co-founder and Managing Member of GCP Capital Group and has been active in commercial real estate finance for more than three decades. Since co-founding the firm in 1996 alongside partners Matthew Classi and Alan Perlmutter, Mr. Greenbaum has helped establish GCP Capital Group as one of the most active and respected commercial real estate capital advisory firms in the Northeast.

Over the course of his career, Mr. Greenbaum has personally originated and closed more than $5 billion in financing transactions across a broad range of asset classes, including multifamily, mixed-use, retail, office, hospitality, healthcare, affordable housing, and development properties. His experience includes acquisition financing, refinancing, construction loans, bridge financing, mezzanine debt, and structured transactions involving both institutional and private capital sources.

Mr. Greenbaum has developed longstanding relationships with banks, agency lenders, life insurance companies, CMBS lenders, debt funds, and private capital providers throughout the United States. He is known for his hands-on approach, strategic insight, and ability to structure creative financing solutions tailored to each client’s specific objectives and property needs.

Representative transactions arranged by Mr. Greenbaum include:
• $75 million portfolio financing secured by multifamily properties throughout New York City
• $35 million financing for a luxury apartment development in Dumbo, Brooklyn
• $36.5 million FHA financing for a 200-unit affordable housing portfolio
• $13.5 million mezzanine financing for a 408-room hotel property in Cherry Hill, New Jersey

Mr. Greenbaum is a longstanding member of the Mortgage Bankers Association of New York and the Community Bankers Association. He also serves on the Tri-State Campaign Council for the University of Michigan and remains actively involved in numerous charitable and community organizations, including UJA Federation, Israel Bonds, Friends of the IDF, and the Children’s Medical Fund.

Mr. Greenbaum graduated with honors from the University of Michigan with a degree in Economics and received his MBA from Columbia University, concentrating in Real Estate and Finance.
